Как Олег Торбосов лишился квартиры в Дубае

Такая неприятная ситуация произошла с Олегом Торбосовым:

Первоначальная владелица продавала квартиру за 12 млн дирхамов, но покупатель предложил указать в договоре только 6 млн дирхамов, чтобы снизить регистрационные сборы.

За квартиру покупатель передал продавцу чек на 6 млн дирхамов. После регистрации права собственности он обратился в банк и отменил платёж. В результате деньги остались у покупателя, а квартира была оформлена на него.

Позже мошенник перепродал недвижимость Олегу Торбосову. Перед покупкой Торбосов проверил объект: в официальных реестрах не было арестов, запретов и судебных споров. Формально квартира выглядела юридически чистой.

Однако первоначальная собственница обратилась в суд. Суд вернул квартиру ей, несмотря на последующую перепродажу. В итоге Торбосов остался:

— без квартиры; — без уплаченных за неё денег; — с необходимостью судиться с продавцом и пытаться взыскать убытки.

Главный вывод: занижение стоимости в договоре может быть не просто способом «сэкономить» на сборах, а частью мошеннической схемы. Даже отсутствие ограничений в реестре не гарантирует безопасность, если предыдущая сделка была совершена без реального расчёта или впоследствии оспорена.

Коллеги хочу здесь подчеркнуть что с точки зрения покупателя Олег сделал всё правильно и всё проверил.

Думаю что есть судебная перспектива у этого дела.

У женщин заболевание развивается позже – через несколько лет после типичного пика заболеваемости у мужчин – и, кроме того, женщины демонстрируют лучшее социальное функционирование в преморбидный период.

С клинической точки зрения, у мужчин чаще наблюдаются негативные симптомы и они хуже приспосабливаются к социальной жизни, в то время как у женщин чаще наблюдаются аффективные симптомы (например, депрессия) и острые психотические проявления.

Половые различия могут влиять на клинический исход: женщины показывают более высокие показатели ремиссии и меньшую тяжесть заболевания на ранних стадиях (возможно, из-за нейропротекторного действия эстрогена). Предполагается, что эстроген задерживает начало заболевания и уменьшает выраженность симптомов у женщин в возрасте до наступления менопаузы. У мужчин часто наблюдается хроническое течение с ухудшенной функциональностью, что частично объясняется особенностями преморбидного развития заболевания и более частым коморбидным употреблением психоактивных веществ.

Факторы, связанные с полом, могут влиять практически на все аспекты расстройства – от нейронных связей и морфологии мозга до клинической симптоматики, ответа на лечение и профиля побочных эффектов. При этом исторически сложилось так, что в рекомендациях по лечению шизофрении пол редко учитывается, а в клинических испытаниях лекарств участвуют преимущественно мужчины.

Авторы систематического обзора, опубликованного в Frontiers in Psychiatry в 2025 г., проанализировали научные статьи, посвященные роли пола при шизофрении, сделав акцент на исследованиях последнего десятилетия. В общей сложности в обзор включены 159 исследований.

Новая модель поддержки МСП в регионах

Правительство поддержало законопроект, который даст регионам право на выделение мер поддержки для МСП, занимающихся производством или реализацией подакцизных товаров. Соответствующие изменения могут внести в федеральный закон «О развитии малого и среднего предпринимательства». Предполагается, что субъекты смогут помогать предприятиям, обеспечивающим их инфраструктурную безопасность. Так, господдержку смогут получать небольшие НПЗ, которые планируют создавать в регионах для обеспечения топливной безопасности.

Что это значит на практике.

И даже если вы через всё это пройдёте и всё равно решите оперироваться — вы сделаете это уже с другой готовностью.

А если не идёте — тем более работайте с образом тела. Потому что «мне тяжело носить эту грудь» — это часто не только про килограммы. Это про то, что грудь кажется врагом. А в теле хочется жить как в доме, а не в тюрьме.
